California

Due to the climate, population, and amount of jobs, California demands premium prices, whether the property is located in a lower income or higher income area. With low availability and high demand for California properties, market times tend to run less than 30 days. We expect California to perform well for some time.

1. Single family flip properties:
Our single family properties (including condos) are located throughout Southern California and the Sacramento areas. We purchase all types of homes, however we look for homes that need major updating, and in areas that have high demand.

2. Multi Family properties:
HBP purchases duplexes and apartments and will either rehab and sell immediately, or rehab and hold for cashflow.

Tennessee

Home to Fed Ex and some of the largest distribution facilities in the United States, Memphis continues to create jobs along with housing opportunities for both small and large multi family apartments. Memphis continues to lure large companies with generous tax benefits and close proximity to shipping. The housing market remains stable, with a strong rental market that continues to grow.

Hawaii

After carful market research, we added Hawaii to our portfolio in 2013 with one of Hawaii’s most experienced developers.
Oahu, with a population of over 1 million people, is one of the fastest growing markets in the US due to its climate and attraction to foreign investors. Properties on Oahu rarely stay on the market for more than a few days, and the demand from domestic and foreign investors keeps growing. With raw land at a premium, small developments and flip properties are usually sold in a matter of days.

1. Single Family flip properties:
Single family properties and condos are tough to find. HBP locates great properties and repairs to area standards and quickly puts them back on the market.

2. Single family and condo development:
HBP locates raw land or tear down properties and develops new properties. Properties are built to area standards, and marketed as they are completed.
